12 string guitars have the lower 4 strings (E, A, D, G) tuned in Octaves, and the upper 2 strings (B, E) tuned in Unison. This addition of 6 extra strings creates a beautiful 'chorus' sound, thickening up the overall tone, making it sound like more than one instrument is playing together.
